General Summary

Support the Department of Public Works in their mission to provide professional public works services to manage natural and built systems, and foster community health, safety, and sustainability. This position is in the Facilities Maintenance Division and may be assigned to either a HVAC or Electrical Crew.

This position may be filled as a Building Maintenance Mechanic II or as a Building Maintenance Mechanic III depending on qualifications.

The preferred hiring range for a Building Maintenance Mechanic II or III is between $16.85 - $23.80 Hourly ($35,048.00 - $49,504.00). Starting offer is based on applicable education, experience, and internal equity. Building Maintenance Mechanic II or III performs responsible skilled work in the maintenance and installation of mechanical fixtures and equipment for City and School facilities. Reports to the assigned Building Maintenance Supervisor (HVAC or Electrical).

Essential Responsibilities and Duties

Building Maintenance Mechanic II Typical Tasks Include:

  • Inspecting HVAC equipment and facilities to find the source of a problem and making required corrections and tests for satisfactory and safe operation;

  • Inspecting building systems such as HVAC and electrical equipment;

  • Installing, maintaining and making general repairs to mechanical equipment on an emergency or scheduled basis;

  • Installing and maintaining electronic control systems; participating in approved training programs to develop skill sets for advancement to higher or improved levels of competency;

  • Maintaining records of work performed;

  • Performing related tasks as required.

Position requires comprehensive knowledge of methods, materials, equipment and tools of mechanical repairs and pertinent safety requirements; general knowledge of HVAC systems usually found in office buildings and schools; general knowledge of mechanical and electrical equipment operation, and general knowledge of the hazards and safety precautions associated with equipment maintenance work. Also requires demonstrated ability to: perform general field and shop repairs on HVAC equipment; follow written and oral instructions; and, ability to read and work from engineered plans and specifications.

Building Maintenance Mechanic III Typical tasks include:

Education, Experience and Skills

Building Maintenance Mechanic II Minimum Qualifications:

  • Completion of high school, vocational school or GED required;

  • A minimum of 2 years experience as an Electrician or HVAC Technician is required.

  • Satisfactory health condition in order to meet the physical requirements of the job.

  • Completion of a vocational training program in the Electrical/HVAC trade with demonstrated ability in servicing, maintaining and repairing mechanical equipment is strongly preferred.

Skill: Extensive knowledge of the maintenance, repair and of the use of common hand and specialized power tools required in the work; comprehensive knowledge of the safe use and operation and mechanical equipment required in the work.

Building Maintenance Mechanic III Minimum Qualifications:

  • Completion of high school, vocational school or GED required.

  • Extensive experience as a HVAC technician or Electrician, supplemented by course work in the field also required.

  • Completion of a vocational training program in the HVAC or Electrical trade with demonstrated ability in servicing, maintaining and repairing mechanical equipment is required.

  • A Master license in HVAC or Electrical is required OR a minimum 4 years experience as a HVAC Technician or as an Electrician.

  • Depending on placement, requires EPA Refrigerant Certification by employment start date.

  • Satisfactory health condition in order to meet the physical requirements of the job.

Physical Conditions & Additional Information

Physical tasks may include walking on uneven or rough surfaces; bending or stooping; working in confined spaces; working on roof tops; climbing a 10 foot ladder; performing repairs and maintenance from a 10 foot ladder; lifting and carrying items weighing 20-50 pounds, with occasional lifting of items weighing over 50 pounds.

Position may require employees to work a flexible schedule including evening and weekends. This position is subject to supporting weather and/or other emergency events and performing stand-by or on-call.

  1. RETIREMENT: The City of Charlottesville manages its own retirement system and does not participate in VRS, however the City has a Portability Agreement with VRS. There are certain provisions that must be met and the portability request must be executed within 18 months of vesting in the City's Plan.

  • Choose from two options:

  • A Defined Benefit Pension plan pays a monthly benefit in retirement using a defined formula based on the employee's earnings history, tenure of service, and age. Our plan has a 5 year vesting period and an employee contribution of 5% of salary.

  • A Defined Contribution 401a plan in which fixed contributions are paid into an individual's account by the employer, the contributions are invested, returns (positive or negative) are credited to the account, and the account balance is used to provide retirement benefits. The vesting schedule for our 401a plan is 33% after one year of service, 67% after two years of service, and 100% after three years of service. There is no required contribution from salary. (Note that: the Defined Contribution retirement plan is the only plan available for Library employees)
