KONE, Inc District Business Manager-Construction/Mechanical Service in Washington, District Of Columbia

We are looking for a Business Manager for our Mid Atlantic District that is responsible for business controlling of the New Business and Modernization Order-book and ensuring that Revenue Recognition, processes and policies are in 100% compliance with KONE’s Financial Policies and Controls.

This position reports to the Regional EAST Business Controller.

Essential Functions:

Under Percentage of Completion Accounting Method (POC), monitor, track, report and verify project sales, costs, and CMII via Result Report.

Monitor, track, verify, and update the projects costs and schedule through the facilitation of the project management meetings.

Generate accurate monthly closeout reports and projections for profits and losses through facilitation of the plan management meetings. Management of Plans includes financial closing of projects with in the guidelines of Close Out Policy and POC.

Responsible for monitoring, business controlling and minimizing interest on Manageable Working Capital through the direct execution of timely invoicing, driving cash collection initiatives, collaborating with Sales to ensure a favorable Schedule of Values(SOV), and provide additional support to ensure Contractual issues are resolved timely.

Responsible for ensuring District NEB/MOD Pre-booking notification occurs on every project (internal control), and booking documents are compared to SAP (during booking month) to ensure financial reporting integrity (Order Value and CMII).

Responsible for ensuring proper late cost reserves are set upon Project Closeout, and any “at risk” unbilled retention is identified and reported to Region Controller.

Support the development, implementation and attainment of an annual business plan, operating budget and orders budget utilizing KONE business processes.

Ensure PM database notes are being distributed prior to the Project Management (PM) meeting, and being utilized and reviewed in the PM meeting.

Assure accuracy of Order Book, Estimating integrity, Budgets, Forecasts and POC Results. Ensure overall construction risk is minimized by driving favorable Project liquidity (Cash greater than costs).

Collaborate with Branch/District/Region Operations Team to conduct Post-Mortems to identify estimating/performance gaps, root cause, and collaborate on actions to address and mitigate.

Provide weekly(bi-weekly) data link for Project Manager Tool Update.

Monitor warranty claim costs and process.

Execute, administer and monitor corporate objectives/initiatives/ policies/procedures (i.e. Safety, Quality, ITE, etc).

Monitor employee and customer satisfaction, motivation and personal development.

Provide deep support of Branch Managers, Operations and Sales to ensure financial information and support is communicated and used to drive actions and outcomes.

Follow KONE standardized processes, monitor and enforce internal controls and policy, and provide structure discipline.

Provide training as needed for Branch Purchase Order processes, Order booking, Collections training (understanding G702/G703, Contract, etc.) and all other general Branch Finance and Administration Duties.

Local Travel as required (Vehicle package included)


Bachelor’s degree from accredited college or university.


Minimum of five (5) years progressive development and experience in a job costing environment (Construction/Assembly/Mechanical(Industrial) Service), and strong financial analytical and process discipline skills.


Solid understanding of Percentage of Accounting (POC) method of Revenue recognition.

Solid understanding and experience of Construction invoicing and collection (Contract, Schedule of Values (SOV), Invoicing (G702/G703) and Collections (Waivers, Certified payroll compliance, etc.).

Comprehensive understanding of proper internal processes (Purchase Orders, Goods receipts, etc.), procedures, and policies.

Solid working knowledge of project management principles and practices, and related industry standard practices and processes.

General accounting and financial management principles.


· Strong discipline to utilizing standardized tools and processes, and can meet monthly deadlines (end of month reporting) consistently each month.

· Provide consistent and constant level of communication, support and collaboration with District/Branch Operations to ensure 100% transparency of financial data and progress.

· Ability to manage multiple concurrent tasks through effective organization and time management.

· Ability to utilize Excel (V-lookup, Pivot tables) and SAP.

· Ability and eagerness to develop strong interdependent collaboration with Teammates and build strong District/Branch internal networks.

· Communicate professionally and competently with internal and external stakeholders (Customers, Contractors, 3rd party Auditors, etc.)

· Possess discipline and fortitude to ensure process compliance and internal controls are followed, and provide immediate direction to ensure any process gaps are communicated and closed timely.

· Ability to speak extemporaneously on a variety of subjects with building owners, general contractors, developers, architects, and all levels of KONE employees.

· Ability to write reports and business correspondence.
